After having lived in a home a while, you tend to take some things
for granted. You might not even notice that the exterior of the house
looks a bit worn down. Or that interior walls still have marks on
them from the kids.
These things stand out immediately to potential buyers. One of the
best things you can do is to put on your "potential buyer" hat and
take a good look around your house (inside and out). Look at everything
from the potential buyer's point of view.
See if there are things you can spruce up to make your home look
more attractive to the new buyer. This can mean a little more work
on your part. Most people don't like putting money or time into a
home they are planning on selling.
But this little bit of effort can result in a quicker sale. Below
are some seller tips that will help give that extra edge.
- Consider painting (in and out). It
doesn't cost much, and it really freshens up a home that looks
worn down.
- Get rid of the weeds. Most new home
buyers aren't eager to start putting in a lot work on a new home.
- If you have a deck, consider refinishing it. Decks are a nice attractive
feature of a home. But nothing dulls that attraction faster than
an old, worn out looking deck that requires some work.
- Make sure your home is always available
for show. Let the realtor
put a lockbox on it. Otherwise, realtors will have to make an appointment
with you to show the home. That bit of inconvenience will deter
many realtors from showing your home.
- Keep the house tidy. Nothing turns
potential visitors off more than an un kept house.
- Try not to be home when potential buyers
are looking at your home. This will make them feel more comfortable
and increase the chance of them giving your house a thorough look
over.
- Turn all the lights on (even
in the day). Open the blinds and curtains. This helps to brighten
up the place and eliminate dim areas. A bright, cheerful environment
is attractive to potential buyers.
- Don't use scented sprays to freshen
up the place for visitors. A lot of people are allergic to them
and find them annoying. Instead, use potpourri
or something natural.
- Make sure the trash bins (especially the kitchen)
are emptied. Nobody likes looking at trash - and if it smells,
that's even worse. You may go through more plastic liners - but
i'll be worth it!
- Do something with the
pets. A lot of people
are allergic to cat and dog hair. Most people generally hate
being climbed on by pets as well. Anything you can do to lessen
pet hair and pets tackling potential home buyers is a good step
in your favor.
