Thinking about selling your own home. Saving a few dollars on real estate commissions sounds appealing - especially when we think we can do the job as well or better than the person we're hiring.

Selling your own presents a new set of challenges for most people - especially since you'll be operating without all the professional resources at your disposal.

Below are some things you might want to consider before attempting to sell your own home.

  • Do you know how to determine the current market value of your home?

  • Do you know how and where to advertise your home effectively and what the costs will be?

  • Did you know that each realtor has access to a special database that lists properties for sale by other realtors? By not working with a realtor, your property is not eligible for entry into this database.

  • Did you know that your home is effectively"off the market" when it's not available for showing. You better your chances for a quicker sale if you can make arrangements for your home to be available for showing 12 hours a day, 7 days a week?

  • Are you concerned about having strangers walking through your home?

  • Do you have the sales skill to successfully negotiate in your best interest - even with an aggressive buyer?

  • Did you know that the type of financing your buyer chooses can have advantages and disadvantages for you and can require different time parameters to complete?

  • Do you know how to tell whether a buyer can qualify for a loan to purchase your home?

  • Do you understand the escrow steps or what will be required of you to complete the process?

  • Do you know which title company, real estate attorney, termite company, inspection company and lender to hire that will provide the best service and costs to you?

  • Do you have experience with resolving problems and protecting your rights in a real estate transaction?

 

Only you can answer these questions. Your home is probably your largest investment. Naturally, you want to maximize your profits on the sale. Avoiding costly mistakes is the best way to do this.
